Someone who bought a house in 2021 and locked in a 3% mortgage has spent five years hearing that real estate is the classic inflation hedge. In theory, the evidence should be visible in what the house is worth today. It is not visible there at all.
The S&P Cotality Case-Shiller National Home Price Index rose 1.1% over the year through May 2026. Consumer prices rose 3.4% over the year through July. Property is trailing inflation by more than two percentage points, and has been for most of a year. On the price line, the hedge looks broken.
The hedge is not broken. It was never recorded on that line.
What Fama And Schwert Actually Measured In 1977
The academic case rests on a 1977 paper in the Journal of Financial Economics. Eugene Fama and G. William Schwert tested how a range of assets behaved against inflation between 1953 and 1971, separating it into expected and unexpected components. Private residential real estate came back as a complete hedge against both. Common stocks came back negatively related to inflation, which is the finding most investors forget when they reach for a housing-adjacent equity instead of a house.
What they measured was the return to owning and operating property. That return has two sources, and a price index sees neither.
The Rent Line Resets Every 12 Months
Shelter costs rose 3.2% over the year through July 2026. Rent of primary residence rose 4.3% in the New York metro area and 3.3% around Boston over the same 12 months. Rents track inflation for a structural reason: leases expire, and each is rewritten at the market rate, generally once a year.
A unit renting for 3,000 a month at the start of 2026 rents for roughly 3,096 twelve months later at the national shelter rate. Compound that pace across five years and the same unit rents for about $3,512. The price index can sit flat through that entire stretch while the income stream climbs 17%. What reaches the owner is net rent, not gross.
Inflation Retires The Mortgage On The Owner's Behalf
The second source is the liability, and it is the half most models leave out. A mortgage is a nominal obligation: the balance is fixed in dollars, and inflation makes every one of those dollars easier to earn.
Run the arithmetic on a 500,000 balance. At 3.4% inflation, the real burden of that debt falls by roughly 16,400 over a single year with no principal repaid at all. Hold it five years at the same rate and the real value of what is owed drops about 15%.
Set the two together and the picture inverts. Across five years of current conditions, the income stream gains around 17% in nominal terms while the real weight of the debt falls around 15%, and the price index registers almost nothing the whole time. That spread is the hedge.
The Line Item That Decides Whether Any Of This Compounds
The income leg compounds only if rent is collected on schedule, units are re-leased quickly, maintenance is handled before small failures become large ones, and somebody answers the phone when a pipe fails at 2 a.m.
That work carries a price. Residential property management typically runs 6% to 11% of collected rent across most U.S. markets, with 10% the common benchmark, and tenant placement typically adds 50% to 100% of one month's rent per new lease. Firms typically have ancillary services and hidden fees over and above the monthly fees. An investor who prices an asset on gross rent and meets that stack at the first renewal has mismeasured the hedge, not been ambushed by it.
Whirlpool And RH Are Bets On Turnover, Not On Inflation
The listed proxies answer a different question. Appliance and furnishing companies sell into moves and renovations, so their earnings track how many houses change hands rather than what those houses are worth.
Transactions are precisely the problem. Existing home sales ran at a seasonally adjusted annual rate near 4.05 million in July 2026 against a long-run norm closer to 5 million, with the 30-year fixed mortgage averaging 6.66% in late August. Owners sitting on far cheaper fixed rates have little reason to sell into that, which is what keeps volume suppressed.
Whirlpool: 2.6 Billion Of Equity Against 5.8 Billion Of Net Debt
Whirlpool Corporation (WHR) is the most direct expression of a turnover recovery, and the most heavily geared. Second-quarter results showed net sales down 6.8% to 3.517 billion, GAAP earnings of 1.15 per share against an ongoing loss of 0.21 per share, and an ongoing EBIT margin of 1.8%. Free cash flow across the first six months was negative 1.108 billion.
The balance sheet carries the real risk. Net debt sits near 5.8 billion against a market capitalization around 2.6 billion, the common dividend was suspended in May to preserve cash, and the company issued mandatory convertible preferred stock paying 8.5%. Management guides to full-year ongoing earnings of 2.50 to 3.00 per share and free cash flow above $300 million. Equity ranks behind all of it, which makes WHR a high-beta position on volume returning rather than a defensive one.
RH: The Same Trade, Aimed At The Top Of The Market
RH (RH) runs comparable exposure through luxury furnishings, on the view that high-end demand can hold up while the broader market stays frozen. Company guidance for the current fiscal year calls for revenue growth of 4.5% to 8%, an adjusted EBITDA margin of 14.2% to 16%, and adjusted free cash flow of 300 million to 400 million.
Debt above four times EBITDA and a 52-week range from 106.30 to 257.00 describe the volatility involved. RH reports quarterly results in early September, so the position carries event risk within days.
How To Think About Positioning
Property hedges inflation through income and debt rather than appreciation, which makes it an instrument measured over a decade instead of a quarter. That income depends on operating infrastructure costing roughly a tenth of gross rent annually. The listed proxies are cyclical positions on transaction volume, a different question carrying different risks.
For the 2021 buyer holding a 3% mortgage while inflation runs at 3.4%, the hedge has been working the entire time. It has been working on the liability side of the balance sheet, where roughly $16,400 of real debt burden quietly disappears every year, on a line no price index reports.
